another brick in the wall
Just another brick in the wall! OK....I've just placed this message in a bottle and launched it into cyberspace. Rainham Police Station is located just over 40 miles from London UK has recently been vacated by the cops and is now standing empty and up for sale currently at £1,000000.00......ok thats more than $1m.....right?! But hey!....that asking price will come down further (it was originally for sale at £2m during 2008). So my header isn't `pissing in the wind'!
I'm currently drafting up a multi apartment/flat conversion scheme using the original Kent Police Authority survey plans, I will post the conversion proposals/plans on this wiki shortly. Just a couple of years ago the entire site was granted planning permission, by Medway Council, for a totally newbuild development for 22 apartments/flats, there's also adequate off road parking. So there's unlikely to be any UK town planning problem in converting the existing `copshop' into around 20 flats.
Of course we'll also require the UK Building Regs permission, using the proposed conversion plans/sections and details. But thats just `health & safety' mainly for structural stability + SAP heat loss U-value ratings etc . Now we've worked through some of the boring stuff; here's my pitch......yep....you knew that was lurking nearby?! Everybody buys the police station at minimum one dollar per brick (1USD)....until we reach the magic million. Of course (roll up...roll up!) you can invest more than $1 per brick....you could invest £1 per brick..... or.....no point in holding back!.....$100 per brick. http://uk.news.yahoo.com/21/20090725/ten-top-gear-star-to-build-lego-house-5f8abb3.html
Every $/£ invested in our shared funding conversion project, will be maintained, either in: http:// www.escrow.com, or alternatively, in DPS, the UK deposit protection service a/c (mainly used for residential letting rental deposits). When we've reached the purchase + conversion building cost price, then future rental investment income will be shared as an annual dividend, with the remaining earnings used for maintenance, via our management (co-op) company. Your receipt will be a photo of your brick(s) which is then referenced to the external elevation.
Please note that this property is located in Birling Ave ME8 7LP and just 1/4 mile from Rainham main line station, which will shortly be served by the new Hitachi `bullet' train from London St. Pancras in just 40 minutes (partly replacing the steam loco pictured recently). This train will also call at Stratford for the new London 2012 Olympic stadium. Currently there is a 50 minutes trip time from either London Victoria, Cannon Street or London Bridge stations.
The completed development of around 20 1 or 2 bedroom flats will then be marketed as:
